Why the subscription is the easy part

Most short-term-rental platforms publish a monthly figure and stop there. What you actually pay in a year can include a percentage of every booking, a percentage of your direct bookings, processing on cleaner payments and guest upsells, a charge for dynamic pricing, a one-off onboarding fee, and in some cases a reserve that holds part of your revenue for months.

None of that is hidden — it is all published. It is just published in six different places, which is why almost nobody adds it up.

Pricing changes. Lodgify removed a booking fee we had on record only two weeks earlier, which is why every line here is dated and why we would rather you check the source than take our word. If you find something out of date, tell us and we will correct it.

The honest summary

On booking fees, Lodgify and Hospitable’s base plans are the same as us: zero. Guesty’s Pro tier takes 1% per reservation. Where the gap opens up is elsewhere — Hospitable charges on direct bookings, cleaner payments and upsells, and Guesty does not publish the price a property manager would actually pay.

We publish everything, charge per property, and take nothing off your bookings. That is the entire pricing conversation, and you can have it without talking to anyone.
